Under the Selective Licensing Conditions Schedule 4 of the Housing Act 2004, there are 20 conditions laid down that must be adhered to by Landlords and their Agents. At Nene Valley uPVC Repairs our interest is confined to Section 13-Security parts A & B. This requires that the Licence Holder must ensure that the security provisions for access to the building ( including but not limited to locks, latches, deadbolts and entry systems) must feature all of the security features of an equivalent lock that meets BS3621:2004, and be maintained in good working order. Also where locking windows are fitted on the ground floor and any others reachable without the use of a ladder, the License Holder will ensure keys are provided. Two other requirements under separate legislation, are that the Property should be free of falling hazards and in particular any opening windows above ground level where the window sill is less than 1100mm above floor level will require a restrictor to be fitted limiting the opening to no more than 100mm. the final requirement involves safety glass, any windows with glazing within 800 mm of the floor or doors with glazing within 1500 mm of the floor, require safety glass to BS 6206 or coating with a proprietary safety film.
We at Nene Valley uPVC are offering a FREE inspection and report covering those issues. Also included would be a check on the state of repair of all the uPVC windows and doors, such as the glass (safety fitted as required), locks, hinges and handles. Suitable fire escape hinges upstairs if appropriate. The report would give a separate guideline quote as to cost of repairs also whether safety related (urgent) or for longer term attention. Our report will be unbiased and could be forwarded to your landlord client. It would be suitable to form part of their records to demonstrate compliance to the regulations.
